Sample Hurricane Policy for a Vacation Rental Property
It's important to have established hurricane and storm policies for your renters
I personally think it's only fair to offer a refund to guests renting your vacation rental property if a mandatory evacuation is given. BUT if it just rains due to tropical storms-- sorry, no refund: I cannot guarantee the weather.
Here is a recommended hurricane clause (as always, be sure to run this by your attorney for review):
HURRICANE OR STORM POLICY - No refunds will be given unless:
a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning" area and/or
b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
- Any unused portion of rent from a guest currently registered,
- Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
- Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

What is your storm policy?
"Suggest going on web for insurance should there be a family accident, trauma, death or as all is possible with a like group of people..it is protection against the unknown and it can be covered by the tenant..my work is to provide all else but the tenant must provide his own protection." -Marion, Rehoboth, DE (VRBO #1212)
