VRBO Listing Critique: Sea Sun Rentals (Fairfield Sunrise, AZ)

With some help from this owner's personal website, this VRBO listing could be especially great.

While Fairfield Sunrise only has 3 listings on VRBO, it is a sub-category of Tucson, which has a total of 54 sub-categories.  In all, the Tucson area has around 350 properties on VRBO. 


Property Headline:

Your headline does a good job of incorporating descriptive adjectives and explaining the property type and location.  However, you might want to consider featuring some of your amenities if you have the space.  In my opinion, your mountain view is one of the highlights of your ad, so if space permits, you could add "with Mountain Views" to your headline.


Photos and Captions:

Your first photo is of the dining room in your home.  As your first shot, this may not be your property's best selling point.  The first photo will help renters decide whether they want to scroll for more information.  Therefore, you might consider featuring your mountain views here.  Otherwise, this is a nice, well-staged shot.  One thing to consider is setting the table for more people since your home can sleep up to 5. 

Your second photo, which appears just below your description, is of the guest bedroom.  If you want to feature a bedroom photo prominently within your ad, the first one should probably be the master bedroom.  Overall, this is a nice photo.  Good job turning on the lamps.  You might want to show more of the window and open the blinds to let in more light.

In general, all your captions could use more information.  The captions for your bedroom photos might explain the size of the beds, any amenities (TVs in the bedrooms?), connecting baths, etc.  All captions should explain the amenities and describe more about your home to renters, and you could try using area keywords.

This is a really nice picture.  You might even consider this one for your first shot.  My only suggestion would be to stage it a bit more.  Possibly add throw pillows or a small table with drinks.  Add more to the caption - what other amenities can be found outside?

It's a good idea to include a photo of the exterior of your home or complex.  This shot probably doesn't show enough of the exterior though.  Try to get more of your building in the photo.  Perhaps name your complex in the caption.

This is a good bedroom photo because you were able to capture almost the entire bed in the frame.  You might want to open the curtains to show more of the window.  It seems that some of the pictures from your personal site (which you link to from VRBO) might be better than the ones you have featured in this listing so consider swapping some out.  If you have full length windows, your pictures should show them.  And as a rule of thumb, if you have views from the bedrooms, try to show that as well.  Once again, use your captions to explain more about the rooms.

Nice shot of the study.  Again, you might want to open the blinds to let in some more light.  Because this photo shows some important amenities, use your caption to remind renters of those extras.

If this area is used for games, stage it appropriately.  You might show a game of chess or checkers on the table so it doesn't just look like another seating area.  Use your caption to remind renters how they can use this area of your home.

Nice shot of the living room.  But an important rule of thumb is to turn off the TV because it generally doesn't photograph well.  Also use this opportunity to point out the fireplace.  And again, open those curtains so renters can see the windows.

Is this photo important?  It's not really telling us too much about your home except that you have nice artwork!  Consider replacing this shot with one of your kitchen.  That way, you can describe some of your kitchen amenities.  Also, if you do use this shot, I'm not sure what's laying next to the vase on the floor.

Your home seems extremely clean and clutter-free, with the exceptoin of this coffee table.  Remove the magazines and coasters to give the photo a really clean look.  Have your caption describe the amenities or the layout of your townhome.

Same advice for game table and clutter on the coffee table.  Also, is this photo necessary?  You might consider taking photos of your community pool, hot tub or tennis courts to feature some other amenities.  Just be sure that your captions explain that they are community/shared amenities.

Nice photo of your backyard fountain.  Do you have any outdoor seating?  If so, feature it in your backyard photo.  Also, it seems a bit odd to show empty flower pots.

Another pointer is in regards to the order of your photos.  Literally try to walk your renters through your home.  Start with the bedrooms, then the other rooms inside your townhome, and then the exterior and view.  Just try to put your photos in an order that makes sense to travelers.

It probably isn't necessary to show a daytime and nighttime photo of your master bedroom.  Plus, since you have used a different comforter, this seems like you have a 3rd bedroom, which could be misleading to travelers that don't read carefully enough.  If you were to use this photo somewhere, we do suggest turning on lamps and showing more of the room (is there a window?).  And again, consider the order of your photos and your captions.

Nice shot of the view.  Be sure to use your captions to name the mountain.  Using area keywords helps for search engine optimization.


 Description:

Your description is well-written and touches on the most important parts of your home and the renter experience.  However, you can do more with it.  Take some of the information from your personal site and use it on VRBO.  VRBO allows up to 6000 characters in the description field, so copy and paste some of the room-by-room information from your personal site.  You definitely want to describe more about each bedroom because this will help reduce some questions from renters.  You've mentioned the size of the beds and other amenities, but specify which bedroom it applies to.  Also, do the bedrooms have views?

Some of your amenities are getting lost in paragraphs.  Use capital letters for words like king-size bed or pillowtop mattresses.  You might just want to create a separate list of all your amenities.  Using headers is also helpful for guiding readers through your description.  A separate section/header for each room, the amenities, and the location is ideal. 

You've mentioned some of your local conveniences, but you could describe more about your location.  Include distances to nearby cities, specific landmarks and names of attractions, and whether or not you need a car.

One last thing to consider is your target market.  Who does your home cater to?  If it's families or couples or whoever, point out the suitability of your home in the description.

Many owners also have the link to guest comments beneath their description.  Some renters may be turned off by owners that do not feature any past guest testimonials.  Try to seek out reviews from your past guests or repeat renters that would be willing to share their comments.


Amenities Table:

Good job filling out the amenities table and adding information in the "other amenities" and "other activities" sections.  Again, try to provide mroe information about the bedrooms and bathrooms where possible.  Do you have outdoor seating?  If not, that's an amenity you might consider adding, especially for barbecuing.

In the suitability section, you have checked off pet-friendly and no pets allowed.  Be clear on your policies.

Your "other activities" section has used some good local attractions and area keywords.  However, I'm not sure what you mean by "general" and "specific" at the beginning of this section.


Rental Rates:

Overall, your rates are pretty clear.  However, you can add some more specifications to reduce questions from renters.

-How long are these rates good for?  Through next year?  Add specific dates.
-What are your nightly rates?  This will help travelers who are comparing to other properties or even local hotels.
-What is your minimum stay?
-Do you  have special holiday pricing?
-Are you promoting any special offers or discounts?
-What is your sales tax rate?
-If you accept pets, what are your pet fees?

Also, make sure the prices on your VRBO listing are consistent with your personal site.  I noticed that there was a discrepancy in the cleaning fees.

One final note is in regards to payment methods.  You should still feature the "accept credit cards" icon in your listing even if you prefer checks.  That way you won't be turning people away, and once you  have an interested potential renter, you can explain that you really prefer checks.  If the renter persists with the credit card issue, you can use PayPal without setting up a full merchant account.


Further Details and Owner Contact:

Your contact info is complete because you  have provided a phone number and a backup phone number.  By listing your location, inquirers will be able to tell your time zone and know when to call.  Plus, your personal site shows a lot of good, extra information and more pictures. 

Overall your ad is very well put together, and with a few additions, it could be extremely thorough.  Your  home looks lovely and very well-kept.
