With brighter photos and a stronger headline, this listing should be able to stand out in the crowded Park City marketplace.

The Park City area is a decent-sized ski market (136 properties on HomeAway as of 2/14/07). Most of the condos offer the amenities of home like high-speed internet, a dishwasher, and a washer and dryer. 


PROPERTY HEADLINE & PROPERTY ACCOMMODATION SUMMARY

The headline "Park Ave Condo" might specify something to those familiar with the area, but might confuse those who are Park City newbies.  Instead focus on the second half of your headline which I think describe your property's biggest selling point-- it's location.

Your thumbnail photo is fine, but could use better lighting.  It's always tricky choosing a thumbnail photo for condos since you don't want to have the same exterior shot as 30 other owners. 


PHOTOS AND CAPTIONS

Your photos are well-framed, but tend to be dark and shadowy.  If you can't get better lighting in the rooms, consider using a photo editing software to lighten them manually.  This will brighten up the rooms and make then look more inviting.  I'd take out the photo of the bathroom and replace it with one of the balcony or the hot tub.  As a general rule, pictures of bathrooms shouldn't be included in a listing unless they are out of the ordinary (in a good way).

 

Good use of the captions.  Consider spelling out FP and CATV. 


SUMMARY DESCRIPTION OF THE PROPERTY

Good description.  It really paints a picture of the experience.  The location description is good as well and covers the information that you couldn't fit into the description.


AVAILABILITY CALENDAR

You are obviously solidly booked for the winter ski season.  Consider switching gears after you fill up March by changing your headline and putting photos of your condo and area during the summer to encourage summer vacation travelers.


RENTAL RATE & FEE TABLE

To avoid confusing renters, keep the terminology in the "Name of Period" section consistent.  I'd recommend using seasons like "Late Winter," etc. instead of insider terms like "peak" and "low." 


BASIC PROPERTY FEATURES

Good use of this section.  Offering premium linens, towels, extra pillows, humidifiers, and fans could be the amenities that set your property apart from the other condos in the area.

What does the concierge service entail?


AMENITIES & ATTRACTIONS

This section is very complete.  Good idea offering high-speed internet and accepting credit cards.  These are now expected by a lot of travelers.  Consider adding photos of the complex's amenities like the hot tub, and garden.  Good use of the "Notes" section.  It's always a good idea to reiterate your property's selling points.


CUSTOM LINKS, REVIEWS & OWNER CONTACT INFORMATION

In the Further Details section, consider adding specific ski information. 

The Diagnosis: With brighter photos and a stronger headline, this listing should be able to stand out in the crowded Park City marketplace.
