It's almost the New Year and is the perfect time to set some vacation rental goals for 2007.
1) Don't underrate your vacation property. Look at the short-term rental competition in your area (hotels, condos, cabins, cottages, etc.) and make sure that your property is competitively priced. You don't want to overcharge and miss out on potential renters, but you don't want to undercharge and lose income either.
2) Take photographs that showcase your second home's best side.
3) Show your appreciation for housekeepers and maintenance people who go above and beyond your expectations.
4) Likewise, fire housekeepers and maintenance people who are unreliable.
5) Keep in touch with past renters. Nothing is easier than booking a repeat renter. Stay in touch to keep your property fresh on your past renters' minds.
6) Get to know other vacation rental owners in your area.
7) Do those little renovations around your vacation home that you've been meaning to get to.
8) Always respond immediately to inquiries. Potential renters are likely to go with the property owner who gets back to them the most quickly.
9) Update your property headline regularly.
10) Keep your availability calendar up-to-date.
