Christine's Blog: In a Holding Pattern (5/19/09)

The summer season is shaping up to be a good one for bookings. For refinancing? Not so much.

Hi Everyone,

Well, last week was a pretty good week for my rentals. It seems that the renters are finally getting off their duffs and starting to book. I now have a couple of properties that are completely booked for the summer. (Hooray!) It took longer than in past years, but the renters are there. Oh, and if you're wondering if I lowered my rates, the answer is no way! Every single week was booked at the full listed price — no bargaining, no negotiating, no nothing!

Now about this refinance. I'm getting annoyed because we're in a holding pattern right now. I haven't heard back about the appraisal and I haven't heard back as to whether I am “approved.” When I call, I keep getting the same answer: “I haven't heard anything yet.” Tick-tock. I've closed on properties in less time than this!

So what's on the agenda for this week? I figured while I'm in a fighting mood I might as well put my energies to good use. I think I'll fight my property taxes, which are too high. I have till the 29th of this month to fight City Hall.

Happy renting!

Christine

How is your summer season shaping up? Are you offering any specials or discounts to bring in more bookings?

"Our Sanibel condo bookings are great this summer! I refused to offer any discounts because my expenses have increased. I wish other condo owners would hold firm on their rates too." -Jane, Sanibel Island, FL (VRBO)

“This summer is better than last summer! We did not offer any discounts and we only have one open week from May 23-August 29th! Offering a discount can give a perception that something is wrong with your property and it devaluates the entire market. We've heard that guests receiving a big discount tend to cause more damage to your property. Lower airfares and concerns about Mexico may have helped.” -Wanda, Sanibel, FL

“Summer has started slow but may end up close to normal bookings for July and August. Have had to break up the weeks more instead of renting full weeks.” - Robert, Lake Tahoe, CA (HomeAway #307000, VRBO #20383)
