Christine chimes in on the viability of having a permanent cleaning and maintenance person live in half of a vacation rental property.
 
Q: I'm considering your service for vacation home in the Blue Ridge Mtns. Is it acceptable to have a permanent renter, who will also provide maintenance, cleaning and security? This is located in a separate, lower unit, locked from both sides.

A: I think it's fine to have the permanent renter there as long as you disclose this to anyone who would be renting. They could be disappointed if they think that they're renting a “private home” and show up to find that there is someone living down stairs. But it's all in your marketing and communication— list it as a duplex and be sure to tell the renters and it should be fine.
