Ask Christine: How Can I Tell if My Second Home is Rentable?

Christine answers a question from an owner who has a second home in a suburb of Denver.
 
Q: I'm very interested in making my second home a vacation rental. However, I feel that my second home is not an ideal vacation location. My second home is about 15 minutes from downtown Denver. It's in a suburban area. My home is a good hour from the mountains, but it is relatively close to downtown Denver. Is it still smart to convert my second home into a vacation rental? I currently have them leased but I'm only seeing a very small cash flow. Could you give me some helpful tips on rentals that are not right on the beach? Should I not even consider doing this?
 
A: There is no way for us to predict the outcome. Sometimes vacation rentals do very well in metropolitan areas. What I recommend is check out our websites and see if there are other properties being rented in your area. Check the calendars or perhaps even call the owner to ask about their experience.
