Ask Christine: Does a Two Bedroom Rent More Easily Than a One Bedroom?

Christine answers a question from an owner who wonders if it would be better to split her home into two separate rentals.
 

Q:  I have just purchased my first rental vacation property. It is on a private beach in the bahamas. It is a duplex with one complete one bedroom, kitchen bath upstairs and the exact same floor plan downstairs. I have a child and was thinking it would be better for my family to make this into a two bedroom by cutting a stairway thru the floor (which would be easy and pretty inexpensive to do). My question is, does a two bedroom rent better than a one bedroom? I could also make it into a 3 bedroom by taking the extra kitchen out on one level and making this into another bedroom. Does a 3 bedroom rent better than a two bedroom?

I know that you state families are the best renters, but what actually rents easier?

A: You may have an easier time renting your duplex as two separate apartments or to a family as one. I know that there are many, many properties out there like this. I think that having the ability to rent separately may open up your options to families traveling together but still wanting some privacy.

Not being 100% familiar with your property or the area, I hesitate to give advice. I think your best answers may come from other owners in your area.

I would email/call owners in your area who have 2 & 3 bedroom properties and of 1 bedroom places to see if they have opinions.
