The King
Sleeps two adults (two kids).
If your renters are used to sleeping in a king size bed at home, they'll appreciate and expect the same spaciousness while on vacation. Those not use to sleeping in a king will feel like they're treating themselves to something special. Bonus: A king size bed could be a renter's deciding factor in choosing your vacation home over another.

The Queen
Sleeps two adults (two kids).
Queen beds are just the right size for adults and much more comfortable than a full.

The Full
Sleeps one to two adults (two kids).
Full size or double beds are an odd size for most renters. Too small for a couple and too space-taking for just one person. If you're considering a full, you may as well upgrade to a queen-- your renters will appreciate it.

The Twin
Sleeps one adult (one kid).
Twin beds are small and take up less space than their larger counterparts. But they also are less comfortable for adults used to sleeper in a bigger bed. If you're considering a twin, I'd recommend getting a trundle bed to go with it.

The Bunk Bed
Sleeps two adults (two kids).
Another great way to pack in more people into a small room. Bunk beds are good for smaller rooms that could not fit a pulled-out trundle. For larger rooms, put a trundle under the bottom bunk and you're looking at a twin on top and a king on the bottom! Just be sure to get bunk beds with safety bars.

The Trundle Daybed
Sleeps two adults (two kids).
Great for kids. With a pop-up trundle, a twin daybed can be converted into a king. Just make sure that your room is big enough to fit both beds when the trundle is pulled out. Bonus: Some daybeds can also double as a couch (see left).

The Futon
Sleeps one to two adults (two kids).
The champion of multi-function. Futons and sofa beds are great for smaller properties or for adding an extra bed to a larger one, but can be a tad uncomfortable for adults-- children don't seem to mind them.

The Cot
Sleeps one adult (one kid).
Kids may find sleeping on a cot a fun camping-like adventure; however, I task you to find an adult who'll sleep happily on this contraption of bars and canvas. If you're this desperate for a bed, pony up and get an air mattress.

The Roll Away
Sleeps one adult (one kid).
Fits nicely in a closet and allows for extra sleeping room for one more person. Much more comfortable than a sofa bed but still not the same comfort level as a conventional mattress.

The Air Mattress
Sleeps one adult (one to two kids).
A good option to have on hand at your second home, but I wouldn't recommend including an Aerobed in your "sleeps" number (if you do, put it in the description) or your renters may feel a bit misled.

The Murphy Bed
Sleeps one adult (one kid).
Also known as a wall bed, these beds are primed for a comeback: They're great space-savers and can be fairly comfortable with the right mattress.
