Here is a quick homework assignment: call any hotel and ask which of their rooms fill up first. The rooms with king-sized beds fill up first. If you can fit at least one king-sized bed in your vacation rental property, it would be a more optimal arrangement. 

If people are accustomed to sleeping on a king-sized bed at home, it may be difficult for them to “downsize” while on vacation. If you have room for a king-sized bed, I would recommend buying a king-sized bed the next time you need to replace your mattresses. When you are considering the quality of beds, I always remember that good hotels usually have good beds. Even mid-range hotels offer good quality beds. I would go for firm and good quality king or queen-sized beds. The twin beds are not as important. Twin beds are geared towards kids, and kids can sleep on just about anything.

Vacationers like to rent vacation homes because of the additional amenities that hotels just don't supply. It's good to provide a vacationer with the most individual attention when thinking about the furnishings for your second home. If a hotel can supply a pretty good bed, then you should try to shoot for the same quality. Several nights of restful sleep can be a major factor of whether or not you have a repeat guest.
