Warm Them Over with Hearths and Hot Tubs
An electric fireplace. If your vacation home doesn't have an installed fireplace, consider adding an indoor electric fireplace to warm your guests on those brisk fall evenings.
An outdoor fire pit or chiminea. While on vacation, your guests likely spend more time outdoors than they do on a usual basis. Don't let cooler temps force them indoors. If you have the space, consider creating an outdoor fire pit or perhaps add a chiminea to your deck or patio.
Firewood. If your vacation home has a wood-burning fireplace, consider including a bolt of firewood with each rental so that your guests can start a fire as soon as they arrive at your home.
A hot tub. As temperatures decline, more and more travelers look for vacation rentals outfitted with a hot tub. Install a hot tub and watch your fall and winter bookings soar, especially if your vacation home resides in a cold climate or ski market.
Win Their Hearts Through Their Stomachs
An indoor s'mores kit. Bring the fun of roasting smores on the campfire indoors for your guests.
A fondue set or crock pot. Cooler weather begets cravings for hot food. Don't disappoint your guests' appetites by not including a fondue set or crock pot in your home.
Make Fido Feel at Home
Dog beds. Give your guests' best friends a comfy place to sleep to (hopefully) keep them off your beds and sofas.
Dog dishes or bowls. If you provide a special bowl for Spot, his owners will be less likely to use your ceramic casserole dish for his water bowl.
Consider adding specific amenities to attract fall travelers and to increase your seasonal bookings. Bonus: Most of the extras listed above could also appeal to other groups and other seasonal travelers.
