How to Write a Standout Description for Your VRBO Listing

Learn pointers for creating a thorough and easy-to-read property description.
 

Your property description is your opportunity to really sell your home. You have up to 6000 characters on VRBO! Believe it or not, we encourage you to use as much of this space as possible to feature the best parts of your home and the things that renters care about most. While you shouldn't just fill this area with fluff, it's ok to tell a lot if you have a lot to tell!

With so much space available to you, a renter might assume that someone only using a portion of that space just doesn't have as nice a home as someone who wrote multiple paragraphs.

The main point of the property description is to paint the renter experience. Make the renter understand what it feels like to stay in your home and convince them that it would be more enjoyable than another property.

Here is an excerpt of a well-written property description from VRBO listing # 117730.

WELCOME
Be one of the first to discover the brand new Ariel Dunes. This Luxurious Resort has changed the skyline of Destin. Enjoy this Brand New tastefully furnished and appointed 2 BR/ 2 BA unit.
MASTER BEDROOM & BATH HIGHLIGHTS
The master bedroom features a King Size pillow top bed with dual side tables & lamps. This bedroom also features a 26" LCD flat panel HDTV w/DVD that sits atop a matching full length dresser with mirror. All beds (master and guest) are outfitted with the finest linens and fabrics. What makes this a good description?
• The best part of this description is the use of headers to make it easy for renters to find the information they care about most.
• They've included bedroom information right off the bat, which is a priority for most travelers. They've also taken the time to describe each bedroom and corresponding bathroom.
• They've used both numerals and capital letters to make important features like the flat panel LCD TVs and king size bed stand out, along with the fact that the unit is brand new.
• They have featured important area keywords for search engine optimization.
• They've used bullet points to showcase some of the special amenities of the home. Be careful though – too many bullets will have the opposite effect and just like one long paragraph, people wont want to read 100 bullet points.
• Because the kitchen is one of the main reasons renters choose a vacation home over a hotel, this owner was wise to give it its own section. They have also given a detailed description of the included amenities so renters know what to expect.
• They have use words like you and your to speak directly to renters.
• Again, they have capitalized important parts like balcony, fully-furnished kitchen, sleeper sofa, and area keywords.
• They included location information at the end to feature the convenience of their condo to local sights and attractions, which also helps with search engine optimization. 

It seems this owner really did everything right with his description.  However, knowing what to include is as important as knowing what NOT to include.

What should you avoid when creating your property description?
• Do not include rate information. Rental rates should be kept in the designated area on the listing.
• Phone numbers or email addresses should be left out of the description. Instead, enter these in the required contact info field.
• If you would like to include links to other sites, submit a request for a clickable link. External URL information does not belong in the description.
• Renting out a vacation property is a business. Have a few different people proofread your writing to check for grammatical or spelling errors or missing punctuation. Renters might lose confidence in an owner that has too many mistakes in their listing.
• Avoid non-standard abbreviations because they are not clear to everyone. Using BR for bedroom is fine because that is common, but if you try to make up your own abbreviations like “gar” for garage, this might confuse renters. You really want to make every word worthwhile.
• To make the most of your property description, avoid fluff words and use an active voice as much as possible. For example, instead of saying “there is a large patio”, you can say “relax on our large patio”.
• Once again, avoid a lengthy or general pitch about your location at the beginning of your description. Chances are, the renters are already sold on the location and they need to know specifically about your home and its conveniences.
