Ask Christine #22: Beachfront or Not?
Is it okay to advertise your condo as beachfront if your complex is beachfront but your unit doesn't face the beach?

Christine Karpinski: Today's question comes from Erica. She asks:
Q. "My condo is part of a beachfront complex, but my unit doesn't face the beach. Can I technically still advertise it as beachfront?"
A. Erica, it's an excellent question. This has run through my mind a million times before, and I really think that you can still call it beachfront. The way that I've justified this is I think about a hotel. Take any hotel property ‑ a Marriott, Hilton, Four Seasons, The Ritz, whatever. They typically have rooms that face the beach, and then they have rooms that face inland. With the rooms that face inland, they don't disassociate them from the hotel itself and not call them "beachfront," because the hotel itself is beachfront.
So, I think it's fine for you to still advertise that your property is a beachfront complex. However, when you are renting it, make sure to clearly tell people, "Look, my property does not face the beach." The last thing you want is for some one to show up on your property and be really disappointed about the view. You don't want anybody mad in your place, because then how are they going to treat it? Before you make that booking, just make sure that it's a 100% clear to avoid any misunderstandings or disappointments with the guests.
