The whole commission thing really spooked me so I wrote back and recommended they look for other types of accommodations such as a full-service resort. This is the response I received:
Thanks for your rapid and kind reply. I have called my client to discuss
the rooms options, rate and its facilities. I also explained them this
would be non-refundable funds when they'll make any cancellation. As I
wrote in my previous email, they will pay you fully (100% deposit in
advance). So there's no need to balance to rest payment in cash when
they are coming. Reason for the visit is pleasure, tourism and do
business there. He want to pay 100% deposit in advance to any
reservations I am looking for, not just 30-50% payment in advance. So
there's no need to balance t! he remainder upon their arrival. I also
explained them thi! s would be non-refundable funds when they'll make any
cancellation for doing 100% payment in advance.
And about the commission, I would like to add a commission rate for
myself. I please let you know that my rate is 12% and you will add it to
the total amount due.
So in purpose my client will pay you the entire balance before arriving.
I think it's fair enough to send us the 12% referral commission after
the total payment has been fulfilled (appears on your account bank).
Please let me know if this sound workable with you then we will do our
best to make our client reservation only with you. Thank you again for

After my discussion with my colleague today, We concluded that you can help us with our payment arrangement since you have a credit card facilities to run the charges of the payment. We do not accept credit cards for any of our vacation rental transactions. We only accept wired funds directly into our business checking. We accepted the request of a last minute booking from a person by the name of "John Barnes". He was not interested in the terms of our booking agreement, just wanted to wire funds the next day then said he would review the terms thereafter. Our homes are very expensive. The homeowner was interested in accepting this booking, so I released our routing number and checking account number to him thinking the funds would be wired. Afew weeks later, Our local banker here in Maui noticed the company checks that were written and had been cashed in Florida were not authentic company checks. The Florida police have found a ! person's identity that matched the bank account the checks were deposited into. We are still waiting to hear if this is the same person that produced our company checks. Since then, there have been 2 checks cashed before we found out from our local bank that they were not officially ours."

We sent several emails asking for a scanned or faxed copy of the reservation agreement. Never got a response. Today we received a check in the mail. The envelope was postmarked "NORTH METRO GEORGIA" The return address on the envelope was only barely legible and said :

AUGUSTA, GA 30912" (please note they said they were mailing the check from their New York affiliate!)< br>
The check was for $6,750.00
MORE THAN $4000 OVER THE RENTAL AMOUNT!!!

There was no note or contract in the envelope. Before this letter came today we had already determined that this was a scam. However, please beware that not all emails are in bad english. This one didn't track well because they used American grammar and spelling vs British grammar and spelling. Plus each time we requested the contract we were met with silence or friendly email saying was "on track" and we'd be receiving everything soon.
Not only is this an attempt to defraud, since they sent counterfeit monies via US Mail, it may also fall into a federal fraud offense. We will be forwarding this email thread, the check, including the envelope and blank papers it was wrapped in, to the federal authorities.
WE NEVER CASH CHECKS FROM RENTERS WITHOUT A SIGNED RENTAL AGREEMENT & WOULD NEVER RETURN MONEY TO A RENTER WITHOUT CONFIRMATION FROM OUR BANK THAT THE CHECK HAS CLEARED.

I gave him an out to negoitate which he didn't bite on...Just seems a bit strange...We have called and left a message because we don"t take reservations ourselves but run them throught our local rental company. I received an inquiry and right away suspicious of how it's written. First, he claimed he's from Exiles Football Club in Denmark but his e-mail address is from UK. So I thought maybe he's a British guy living in Denmark. I also checked his phone number but the listing I look into is telling me that the area code doesn't match the country I entered. Third, the urgency at the end of his e-mail "so we can conclude arrangements asap as time is not on our side" was used in another scam e-mail I received from a supposedly foreign "consulate" officer. Fourth, the others were right - their English is bad. This is the third scam letter I received all from foreign countries. All of them mentioned that their office or company will pay for their vacation expenses. How nice is that? I'm glad that I researched & read all the scam letters in your site, I found a similar one also from "Exiles Football Club" but from Cyprus. Renters beware!

My first booking turned out to be a scam. Monte Ford, wanted to secure the booking by paying full balance by check. This put up a red flag for me. The next emailed explained how his travel agent made a mistake and sent the air fare with the balance for the cabin. Would I send back the air fare Western Union as soon as I get the check. I did not respond because I knew this was a scam. This was followed by two more emails demanding that I send the air fare either Western Union or UPS and gave me two different addresses with two different names.

He gave his home address in England saying that he had a cousin in Michigan (our place is in northern Wisconsin) whom he would be visiting this summer and that he and his wife were looking for a place to vacation during their trip. I mapquested the address he gave me, which showed a real place in a real town, but his emails seemed fishy (as if English wasn't his first language). Then he said that his cousin would send a cashier's check, which was for more than the rental deposit. That really got my attention as a I know this is an ongoing fraud tactic. I just stopped answering his emails. The last one he sent was on June 1 saying that they had sent a check but it came back because of an incorrect address and they would send it again. Just wanted to let you know in case he tries this on anyone else. The email looked perfectly legitimate! No strange address or anything.”

Today I received the below inquiry for my holiday rental in France from an individual who was impersonating a member of the U.S. military. When I conducted an Internet search I discovered that the offender had borrowed the identity of a soldier whose photo and some personal details had been published by the Honolulu Advertiser a couple of years ago. Interestingly enough, I had received another fraudulent inquiry for the same time frame (2-16 May 09) for the holiday rental I advertised recently in California That particular inquiry was from someone who used a different name and somewhat different approach.
The inquiry for my rental in France was from someone who called himself Capt Don Kyle. He used the following e-mail address: dkyle_236@yahoo.com, telephone:

The other one received last week for our California rental was from someone who called himself Doy Ford and Ford Doy Monte. He made two attempts using different e-mail addresses, both times asking for the period 2-16 May 2009.

Comment: My advice to other owners is to ALWAYS conduct a search not only for the name, but also for the e-mail address and telephone number (if listed).
I immediately become suspicious whenever a complete street address is missing.
The obvious grammatical mistakes should also raise a red flag from the onset.
For example, the above impersonator of Capt Kyle wrote:

I recently received what appears to be a fraudulent inquiry from a David Ritz of the McNicholas Construction Co Ltd in Aberdeen, Scotland. It seemed legit and was a good opportunity for me since the rental was to cover 2+ weeks in June, a slower period at the beach in DE. When I tried to reply to his followup email, the yahoo account was not valid (david_ritz216@yahoo.com) and the email was returned 3 times. At this point I got suspicious and googled him and found a site where it is reported that he is trying to scam people. I do not quite understand what he was trying to accomplish since i would never have sent him any money.

This last one was a request to rent for certain dates - wanting to know availability - after 2-3 corrspondance emails, I finally got the "email" reuqesting a larger check than the rent. I of course didn't respond after that."

I confirmed my suspicions by using maps.google.co.uk. It told me that the address wasn't valid. A further search on Google returned MANY links that said this is a scam. I clicked one that led here.

I replied with a quote and got bounced by the receiving server which said no such email address existed. When I went to the gmx.com web page which was the domain of the requesting renter, I found that his email address was available for a new user, which reconfirmed that it did not exist.

The inquiry indicated they wanted to rent our property for (2) weeks - which was going to be a "Wedding Present" to their grandson. I received the Check (which I still have). Upon receipt of the Check, I called the bank and did further investigation. I found the Check was a fraud and the whole thing was a scam. I did not send their "agent" the monies I was suppose to since the whole thing was a scam to try and ! get me to send my own money to them.
I have all the e-mail correspondence and Cashier's Check. I doubt their is much that can be done about this. I didn't technically "lose" anything....except for believing my property was going to be rented for this (2) week time frame."

We would like you to know of a recent situation that we've encountered that we believe is a SCAM. Maybe you could forewarn our fellow renters so they don't fall for it either. Luckily, we caught on before we lost a large sum of money.
We had a renter contact us saying his wife had won a trip thru her employer. Instead of this employer cutting a check to them, they cut a check to us for the entire amount of the trip, not just for our rental fee. The renter then asked us to deposit and keep our rental fee amount then Western Union Wire Transfer the difference to him and his wife. When we received the check, I informed him that it would take a few days to deposit it and get a new check cut for them and asked them their mailing address to overnight a check, he responded by asking me to, again, Western Union money TODAY to a third party in London, United Kingdom this time for his flight tickets or they were goin! g to sell them to someone else. He still hadn't given me his address and wanted a wire transfer, which is basically like sending cash. Our rental and deposit was only a total of $700, the check that was supposedly from his wife's employer was for $3800. If we had sent this money in the amount of $3100 from our business checking account before allowing it to clear the bank first, we would have lost it all.

Hello- wanted to let owners know that we recently were almost caught up in a scam. We had a renter say his father in law was paying for the rental. A check came to us for more than twice the rental. We were asked to send the balance via Western Union to a person in Nebraska. This sent all sorts of triggers off for us but we moved forward just the same. We waited until the check cleared - or so we were led to believe- prior to wiring any money. Funny how once we wired the money the check was no good. Lucky for us we caught wind of the situation and went to Western Union and got our money back. All but $135.00 for the wiring fee.
The story is more involved than this short note. The Nebraska University Police are involved as well. If you want more details let us know. Just be careful!! Only take a check for the rental and I would not send any keys o! r further information until the money is in your hands!

The travel agent negotiated a commission & put us in direct touch with her client. The client did not want to use paypal credit services (too unsafe he claimed) and then proceeded to give us 3 different credit cards with 3 different names of which two did not verify (unable to reach credit card holders).
He also requested that we add a "tip " amount $500 to the transaction for his travel agent. When we repeatedly asked him to sign a credit card authorization and send us photo id's they terminated any contact with us.
The scam is that owners receive the money via cc, send off the tip and commission and most likely will see a dispute on the credit card transmission and therefore be out the tip and commission amount. It is a very clever scheme we would like you to be aware of.
