HomeAway Listing Critique: Sugar Bay House (St. Croix)

This listing has fantastic photos and good descriptions, but should use the rates table.

St. Croix is a small to mid-sized beach and luxury market with 56 properties on HomeAway as of 4/2/08.  Most of the properties are near the ocean or beachfront with their own swimming pools.  About half of the properties are villas with 3 or more bedrooms.


PROPERTY HEADLINE & PROPERTY ACCOMMODATION SUMMARY

The headline uses good descriptive words.  However, the "270 degree view" could be distracting.  Instead of the readers worrying about the math and trying to figure out what 270 degrees means (even though it makes sense to you), you might want to use a word like panoramic instead.  Elegant Hilltop Villa with Spectacular Panoramic Ocean & Bay Views should have the same effect without confusing readers.

The thumbnail photo is good because it shows part of the house along with the pool, but since most of the properties in the area have pools, you might want to showcase a more unique feature of your home like the gazebos, lounges, or even one of the bedrooms opening onto the deck.

Consider removing "rural" from the location type.  It is helpful to see how competitors classify their homes.  Many of the other properties in St. Croix simply say "near the ocean" if they aren't actually beachfront.  The rural description might be scary for someone searching for a beach vacation rental because they might think you are too far inland. 


PHOTOS AND CAPTIONS

 

The pictures are beautiful and the bright colors definitely stand out.  It is important to showcase all of the homes' bedrooms, as you have done, especially with the doors opening onto the deck.  You might want to adjust the captions to make the more important words stand out - keep articles and prepositions like the, a, with, at, etc. lower-cased to make the reader focus on the descriptive words. 

"Relax on a sumptuous double chaise" - The double chaise is a bit hard to see in this particular photo.  You might want to feature it in the front part of the picture or even move it for the photo to make it more prominent. 

"Outdoor living at it's best" - remove the apostrophe from it's .  It would also be a good idea to set the table with colorful place settings or even something like a pineapple.  Then take the picture closer to the edge of the deck, almost sitting at the table, so you can see the view better.

For the captions on your extra photos, replace "bedroom" with "suite" for the two master bedrooms.  The word suite conveys a larger space, which is exactly what you have.  The rooms are obviously big, so suite implies what it truly is.  For the other two rooms, use consistent names like The Pink Room and The Blue Room.  (The Blue Room also sounds more sophisticated than Blue Bedroom.)  Also, be specific with the beds - 2 Twin Beds or Convert to 1 King Bed.

Make sure all captions are using close to the maximum number of characters to make the most of your photos!


SUMMARY DESCRIPTION OF THE PROPERTY

 

The description gives a great idea of what the renter will experience by staying in your home.  However, be sure to mention the number of bedrooms and bathrooms somewhere in the description.  Your first line can simply include "4 bedroom villa" or you can elaborate:

Step directly from any of the 4 bedrooms right onto the pool deck and cool down in one of our 4.5 baths (3 with rain shower heads). 

Can you explain Harry's Bar?  It appears to be a bar you have set up on your property, but it might be confusing to a renter that thinks you're referring to a spot in town.

You might also want to include a breif location description at the end.  You don't have to highlight the attractions in the area since people are already interested in visiting; instead, highlight the convenience of your home to these attractions.

The location description itself does a really good job of describing things to do in St. Croix but turning your attention back to the actual home.  You might want to include more information about what you will need a car for, and possibly list the direct flights you are aware of from various cities.  That will help a renter determine how easy it will be for them to get to your home.  Also, for first time visitors, it is helpful to point out the more desirable parts of the island.  For example, is the north shore the most popular destination?


AVAILABILITY CALENDAR

 

 Good job keeping your calendar up to date.  Looks like you're pretty booked!  However, it seems that there are a few "orphan" days (April 26-29, May 25-27, June 2, July 12-13).  You might try Friday to Friday or Saturday to Saturday bookings to fill these days.  Requiring weekly minimums will add to your profits.  For example, if you are booking 1 to 4 guests even in the low season, that's $500 per night ($3500/7 nights) you could add to your revenue. 


RENTAL RATE & FEE TABLE

 

Consider using the Rental Rates table to clean up the rates.  You will still be able to divide up your rates by season, and you can always add notes about additional guests.  Furthermore, part of the way properties show up higher on the search page within HomeAway is based on how complete your listing is, and the rental rates table is an important part of the listing. 

Keep in mind that the more stipulations renters have to read, the more likely they might be to move on to the next listing.  Be clear and concise where possible.  The deposit and cancellation info is not necessary at this stage and could even scare off a renter.  It might be best to save that for after inquiries are made and you have already begun exchanging emails with a potential renter.


BASIC PROPERTY FEATURES

 

Your features are very thorough.  It is a good idea to highlight amenities that will set you apart, especially those that make it more of a luxury experience (massages, private chef, robes, etc.)  One thing to consider is whether to classify your theme as family or luxury.  Again, it is a good idea to compare your home to your competitors' homes.  If you really want to highlight your home as being a good choice for families, consider adding a blurb to your headline and even taking a picture of a bedroom with a crib or a child staying in the home.  On the other hand, omitting luxury as a theme might take you out of the running for some potential renters, since many of the homes in your area are listed under luxury.  Either way, the description and theme need to work together.  As it is now, your headline seems more like a luxury listing. 


AMENITIES & ATTRACTIONS

 

 Good use of the notes section.  Since the renters are getting some of these extras as part of their package, you might want to copy and paste this information into the Rate Notes as well.  It doesn't hurt to highlight your features in more than one spot.


CUSTOM LINKS, REVIEWS & OWNER CONTACT INFORMATION

 

Consider adding more information in the "Further Details" section.  This is your opportunity to write more about your home and area.  This will also help you to show up higher in searches. 

 

Good job of including contact info, backup phone number, times to call, and your time zone.
