When writing your listing and choosing photos, you must consider your target traveler. Of the millions that trek to Las Vegas each year, for which segment(s) would your home be ideal?

PROPERTY HEADLINE & PROPERTY ACCOMMODATION SUMMARY

I'm not sure if you need to highlight the fact that your home is a million dollar home in your headline. Your photos should convey the luxury of your home. Your headline should be reserved for selling the experience and your amenities. Doing a quick Google search, I found that you're using the same headline of each of the portal websites that you list on. While Google doesn't seem to be penalizing you right now, they might after a future shift in the algorithm. Your headline across the different sites should not only be different, but should target different groups of travelers.
Utilize your headline as an opportunity to sell your property and differentiate it from the other properties in your area.
Your thumbnail photo is a beautiful nighttime shot of your home. It really sells the luxurious feel of the home and stands out amongst the other thumbnails in your area on HomeAway.com.

PHOTOS AND CAPTIONS

Photo 1: Your photos are lovely, however, the timestamp from 2004 is not only distracting, but makes me wonder about the current condition of the home. Use the photo captions as an opportunity to give more details about the specifics of your property and also to help paint a picture of the experience that a renter would have if they stayed in your vacation home.
Photo 2: The second photo is a nice shot of the pool, but is not a compelling as it could be due to the water spots on the lens in the frame.

Photo 3: The ice chest and the toys toys take away from the effect of the shot.
Photo 4: The framing of this photo is odd. What is the selling point of the exterior? The 3 garages. If so, include all 3 in the frame. If the selling point is the wide expanse of the lot, consider taking a photo with a wide angle lens from a distance.

Photo 5: Large rooms are more difficult to photograph than smaller ones. The key is to take multiple photos and to focus on a few objects in each one.
Photo 6: You have 4 photos of the kitchen area. While it is lovely, choose one good one and add photos of the bedrooms instead.

Photo 7: Consider removing the decorative items and plants from the cabinet to give the kitchen a cleaner, sleeker look.
Photo 8: The photo of the living room is very important and this doesn't do the room justice. Take another photo closer in focusing on the furnishings, the tv, and the fireplace.

Photo 9: Beautiful piano and sitting room.
Photo 10: Try retaking this photo with the entire bed in the frame and without the next room peaking in. I couldn't tell if it was another room or a mirror. Your home is listed as a 4 bedroom. You need to have a photo of each.

Photo 11: This is a good photo, but looks odd because it is a different size. Retake the photo, so that the dimensions match the others.
Photo 12: Try taking this photo at a different time of day to avoid the shadows.

SUMMARY DESCRIPTION OF THE PROPERTY

The asterisks make it very hard to read. For HomeAway.com descriptions, use actual punctuation. While I get what you're trying to do with the punctuation and capitalization, it's a little bit of an overkill and actually has the opposite effect. I find myself overwhelmed and not reading anything.
Don't waste space in your description by repeating your headline. Your property description is your chance to sell your home in 100 words. Make the most of the space.
What is a "Jack and Jayne Bishop" and why should I care?
Lead with bedroom information. That's what travelers are looking for.

LOCATION INFORMATION

Again the punctuation makes this description hard to read.
You mention that "all strip hotel and convention centers are 10-15 minutes." Is that by car? By foot? On camel-back?
Also, consider including the driving distance from major cities (i.e. 5 hours from Los Angeles).

AVAILABILITY CALENDAR

Good job keeping your calendar up-to-date. This will be much appreciated by future renters and will make you appear more highly in HomeAway.com search results.

RENTAL RATE & FEE TABLE

|
In the table you say that your minimum stay is one night and then mention a $2400 minimum stay. Isn't that a 3 night minimum? The information you have in the field below the table repeats what is in the table.
The daily maid service is a nice touch for high-end and business travelers.
You mention that "Convention" rates are higher. Aren't there conventions in Las Vegas every week? Which count toward the higher rate?
Your rates end June 25, 2008 and will disappear after that date. Be sure to add your rates at least through the end of this year if not into 2009.

BASIC PROPERTY FEATURES

You characterize your home as "romantic" and "luxury." I see the luxury, but don't know if romantic is the tactic to take. Are couples one of your main targets? With the amenities you have in your home (high chair, backyard playset, etc.), it seems like "family" might be a better choice.
If you sleep 12, you should have seating for 12 in your living area and dining room.

Typically if you're getting reviews that say your pictures don't do your home justice, it means that you need better photos. In this age of digital photography, your photo should show your property's best side and then some.

The Diagnosis: Your property is beautiful and I don't think your photos capture is best side. Your listing tries to be targeting too many groups at once without properly talking to any one group.
