Why a second edition?
Since the first edition of my book, there have been dramatic changes in the vacation rental industry. Most importantly, it seems that the vacation rental industry has moved into the mainstream for prospective travelers. In 2005, 37 percent of all travelers (yes, ALL travelers going anywhere and everywhere!) said they tried to rent a vacation home the previous year. And even better news for all of us renting our homes “by owner,” the average occupancy rate has increased significantly—from 33 percent in 2004 to 48 percent in 2006 (according to a survey done by HomeAway.com).
Credit card and sales tax laws have changed. Short-term rental bans and ordinances, natural disasters and so-called Nigerian scams are on the rise. Mortgages are easier to acquire, but insurance is getting more difficult to obtain. And the general costs of buying and owning vacation homes is on the rise because of the popularity of the growing second home market.
With the increased popularity of vacation home buying, there is now much more hard and fast information available to anyone looking to buy or rent a second home. When I wrote the first edition, news stories about vacation rentals were few and far between. Today, you'll find stories almost daily in various newspapers throughout the country.
The National Association of Realtors (NAR) has also made great strides in the vacation home sector of their industry. They have designed a special course to teach agents about selling properties in second home markets. And NAR and HomeAway, Inc. are conducting and publishing regular studies of the second home and vacation rental markets.
I hope you enjoy reading this book as much as I enjoyed writing it. Owning a vacation home and managing it yourself is an exciting adventure. And I want to be there to help you every step of the way.
