Futons vs. Sofa Sleepers for Your Vacation Rental

Buying a new couch? Here are some pros and cons of buying a futon or a sofa sleeper.
 
When making the decision regarding a new sitting/sleeping piece for the living area of your vacation home, often it will come down to making the choice between buying a futon and buying a sofa sleeper. Both futons and sofa sleepers have their pros and cons:
 
Futons
 
Pros
  • Easier to clean than a sofa sleeper. You can see where the crumbs are.
  • As a rule, more comfortable to sleep on than sofa beds.
  • Typically less expensive than sofa sleepers. Less expensive when changing out your décor or theme. Futon covers are inexpensive and come in an array of colors.

Cons

  • Your renters will have to make the bed each night.
  • Less durable than sofa sleepers.
  • Renters can damage the wall, furniture, etc. when pulling out the futon to sleep.
  • Typically a full size.
  • If a child wets the bed at night, the futon will be out of commission for the rest of their trip.
 
Sofa Sleepers
 
Pros
  • Your housekeeper can make the bed before the renters arrive.
  • Typically a queen size.
  • More comfortable for sitting than a futon.
  • You can leave vinyl/plastic mattress covers on the sofa mattress to keep it safe from bedwetters.

Cons

  • Uncomfortable to sleep on.
  • More difficult to keep clean.
  • Heavier, and therefore, more difficult to move.
As you can see, both futons and sofa sleepers have their caveats. The choice really comes down to the amount of space in your living area and the needs of your renters.
 
If your second home is often filled to maximum occupancy and your futon or sofa sleeper will get weekly use, you should search for a comfortable seating futon with upholstered arms. If your sofa bed rarely gets used, a sofa sleeper could be just fine. 
 
Keep in mind, that if your room can accommodate it, it's always good to have both. A futon could be used in place of a loveseat.
